Eligibility
- Educational Qualification: L.L.B, L.L.M
- Experience: 11-14 Years (preferably from a law firm or Real Estate or PE fund Industry)
Skills:
- Drafting (Contracts and Pleadings), Negotiations, Legal Research.
- Ability to manage multiple projects/negotiations simultaneously in very tight timelines.
- Good command of qualitative drafting skills.
- In-depth knowledge of legislations and regulations relevant to Commercial real estate.
- Exposure to handling customer disputes and negotiating landowners.
Roles & Responsibilities
Supervising and Monitoring Projects Site:
- Devise the sequence of various activities to be conducted on-site in coordination with key stakeholders (e.g., contractors/PMCs).
- Oversee all operational activities (MEP, Civil, Planning, etc.) on-site to progress in line with established project timelines.
- Coordinate with the design team at the site to ensure that all GFC drawings are brought in as per the schedule.
- Review drawings in joint discussions with architects and consultants to foresee any risks and highlight them.
- Ensure that all quality and safety compliance standards adhere to established SOPs and guidelines.
- Analyze demands for materials requirements on-site and provide necessary approvals for procurement, coordinating with Contracts and Budgeting team.
- Coordinate with the Facilities and Handover team during the handover process.
- Ensure the scope of responsibility for different snag issues is established and rectified by the projects team.
- Drive the training schedule and ensure the same for all PMCs/contractors on-site are duly conducted.
Driving Site Reviews and Budgeting:
- Facilitate smooth pay-outs to contractors/vendors/PMCs by coordinating with Finance team as per need basis.
- Monitor daily/weekly progress and manpower reports, scrutinizing them to identify any deviances/anomalies and taking appropriate corrective action.
- Coordinate with Liaison team for any government authority visits for various approvals required.
- Liaise with Head Office teams for various internal and external audits to be conducted on-site.
Key Interactions:
- Internal:
- Development Team: For coordination, reviews, and inputs on all project-related matters.
- Design Team: For discussion on GFA & GFC drawings, RFQs, etc.
- External:
- Consultants & Vendors: PMC, Labour, Material Suppliers.
- Liaison: For coordinating various inputs required for GFA drawings to seek RERA, MOEF, and other government approvals.
Job Purpose
The incumbent shall be responsible for:
- In-house drafting of all transactional documents such as Leave & License agreements/Vendor Agreements/Channel Partner Agreements NDA agreement to sell, sale deeds, lease deeds, power of Attorney, etc.
- Title due diligence of the property and handling the entire due diligence process during the transaction period.
- In-house drafting of all contracts/documentation such as application forms, buyer’s agreement, lease deeds, etc., and timely closure of documents/agreements from a legal perspective.
- In-house drafting of legal notices, pleadings related to disputes/litigations.
- Conformance with all legal requirements related to agreements.
- Timeliness and correctness of legal opinions, as may be required by the company from time to time.
- Validating various debt covenants while raising debt from Lenders.
- Leading in negotiating various financing documents with lenders and securing the best terms for the organization.
